Small Fractionals

We have developed these entry level Fractional Ownership packages starting at $3,000 for 1 week. We have 2 formats: Our small Condo: 1 room, furnished with living and kitchenette (sleeps 4) and Hotel Room: 2 double beds, no efficiencies (sleeps 4)

These are true Fractionals, not Timeshares, ie; you will receive a deed, a lifetime investment. You may sell you investment at any time profiting from the increase of property value over time and rent unused weeks without any restrictions whatsoever. Yuma del Mar will assist in renting your unused weeks if desired and will also participate in International Interval Exchange Programs so you may travel to other destinations from time to time.

The following are pre-development offers. They are acquired via our Investment Certificates currently being issued. These are later exchanged for the Property Option of choice ie: Your Hotel Room, Condo or Villa. Our Certificates give you 5% per year, you can take as long as 3 years to make your final choice. Your Certificate face vale and the interest will be redeemed against the purchase of your final choice unit. There are obviously no maintenance fees payable until after you have signed your unit purchase and will payable yearly 30 days prior to your stay. Maintenance fees shown are locked for you for the first 3 years.

You can trade up or expand your investment to any Vacation Property option we have, all according to your evolving preferences.

Unit designs will be offered later, you will be advised of their availability for you to begin reviewing and finalizing your choices. Small Fractionals in Condos and Hotels do not currently offer location reservation (only available for Villas)

As with most Fractional Ownership programs, we will be allocating your weeks on a rotational basis. Your starting week will be determined at the time your finalize your unit choice.
